What is a SBEM assessment?

 A SBEM assessment is essential when building or extending a commercial building UK. SBEM stands for ‘Simplified Building Energy Modelling’. It is the official, government approved system for assessing the energy rating for a commercial building.

Here’s why you need one:

  • Building Regulations Compliance: SBEM calculations ensure your project complies with Part L (conservation of fuel and power) of the Building Regulations in England and Wales.

  •  Energy Performance: The report details the performance of your commercial property, helping you make informed design decisions and identify areas for improvement.

  •  The SBEM assessment is used to produce an Energy Performance Certificate (EPC)

To meet current building regulations, commercial property owners will need to gain a ‘pass’ on their SBEM Calculations. Without it, building control will not sign off the development and the property cannot be let or marketed for sale.

The SBEM Assessment Process

Occasionally, the challenges of your project are especially demanding, in which case we will contact you directly to advise you when you should expect your report.

When do I need a SBEM assessment

To offer most value to your project we advise engaging us for pre construction SBEM assessments as early as practically possible. That way can help you make informed choices to achieve compliance. We are often instructed for pre construction SBEM reports during RIBA stage 2-4 prior to a building control application being made.
