What is a SAP Report?

A SAP report is essential when building or extending a home in the UK. SAP stands for ‘Standard Assessment Procedure’. It is the official, government approved system for assessing the energy rating for a new home.

Here’s why you need one…

  • Building Regulations Compliance: SAP calculations ensure your project complies with Part L of the Building Regulations in England and Wales.

  • Energy Performance: The report details your home’s energy performance, helping you make informed design decisions and identify areas for improvement.

  • The SAP assessment is used to produce an Energy Performance Certificate (EPC)

To meet current building regulations, home builders will need to gain a ‘pass’ on their SAP Calculations. Without it, building control will not sign off the development and the property cannot be let or marketed for sale.

SAP assessment timescale

The time that different consultants take to complete a SAP report can vary quite a bit. For an experienced company like CAS, the time scales usually fall into the following categories:

Pre construction SAP Assessment, Report & Calculations – Around 1 – 2 weeks.

Post construction SAP Assessment, Report, Calculations & EPC – Around 1 – 2 weeks.

The SAP Assessment Process

Before we begin an assessment, we start by asking you a few key questions and asking you to provide us with information about your project. With an accurate set of drawings, site plan and other detailed information provided, we can get your project assessed and formulate our report. You should expect to receive your report within the times quoted. Occasionally, the challenges of your project are especially demanding, in which case we will contact you directly to advise you when you should expect your report.

When do I need a SAP assessment

We offer two types of SAP report:

1.     Pre construction SAP Assessment, Report & Calculations:

Prepared during the design stages of your project

2.     Post construction SAP Assessment, Report, Calculations & EPC:

Prepared following construction and an Air Pressure Test  (APT)

To offer most value to your project we advise engaging us for pre construction SAP assessments as early as practically possible. That way can help you make informed choices to achieve compliance. We are often instructed for pre construction SAP reports during RIBA stage 2-4 prior to a building control application being made.
